Fire Safety Information
REGULATION 38 of the Building Regulations 2010 (as amended)
Regulation 38 is a requirement under Part 8 of the Building Regulations for England and Wales for the contractor to provide fire safety information to the ’Responsible Person’ at the completion of a project, or when the building or extension is first occupied. It links the Building Regulations 2010 (as amended) Volume 1 and Volume 2 to the Regulatory Reform (Fire Safety) Order 2005 which places the responsibility of fire safety onto the ‘Responsible Person’.
In order for the ‘Responsible Person’ to carry out their role effectively, and to assist future inspections and maintenance of fire doors, it is important that the following information is on file and, in addition, made
available to The Fire Door Inspector to study in depth ahead of an inspection:

Fire strategy, including compartmentation plan drawings identifying the location and required fire resistance performance of each door.

“As built” technical submittals including Third Party Certification: UKAS accredited Field of Application / Global Assessment reports for all fire door assemblies on the project, including access control hardware where relevant.

“As built” Door and Frame Elevations

“As built” Door and Frame Sections

“As built” Door Schedule

“As built” Ironmongery Schedule

“As built” Installation photographs highlighting the precise composition and specification of the linear seal (protecting the gap behind the frame and opening)
Product Data Sheets

Details of the supporting structure (blockwork, masonry, timber stud, metal stud etc).

Details of the door core and glass (if relevant).

The type of seal (intumescent / smoke seal / acoustic) fitted to the door or frame.

Details of the door frame (hardwood, softwood, MDF etc.) and how that relates to the supporting fire door test documentation.

Details of hinges, closers and other essential building hardware (CE marked) and how that relates to the supporting fire door test documentation.

Maintenance information for each component, including the door leaf.

Frequency of inspection and maintenance, depending on expected usage of the door.
